Following are photos from a small house plans construction that occurred in 2008. This home has 1,368 interior square feet. You can see up close how this designer and owner created a very space-efficient small house with high energy efficiency AND lots of style and character.
Small houses should be designed with as much energy efficiency as possible, too, to maximize cost savings. This small home was designed with super-efficient ICF (insulating concrete forms). You'll learn more about this construction process below.
Above: The first ICF block has been placed on this small home.
Above: The ICF is now 3 blocks high...they're kind of like Legos!
Above: The walls are now completed, and are ready for the concrete pour. Bracing is in place on the interior of the home, as well as the exterior on the corners (that's the black area you see on the right and left in this photo).
Above: The ICF walls after concrete has been poured within the blocks. The foam will remain in place, creating a super high-efficiency walls. Any kind of exterior and interior finishing can be placed on the foam.

Above: Interior framing is in progress. This photo shows the foyer (in the center); the trapezoidal shapes that flank the foyer are the closets in the master and bedroom #2.
Above: Framing for the master bath and master bedroom. The kitchen is on the far left. (The kitchen is open to the dining and living areas, making these frequently used spaces in this small house plan feel much bigger.)
Above: Framing for bedroom #3, which is being used as an office. There will be a bookcase to the left of the closet. The guest bath is on the far side of the office, then the laundry room is at the rear.
Above: The finished kitchen, taken from the dining area. The kitchen is quite large, with ample cabinet storage and counter surfaces.
Above: The living and dining room. The kitchen is to the right of the dining room. So this house features the "open-concept" style.
Above: The master bath, with a large shower that is 3 feet deep by 4 feet long...a nice, luxuriously large shower for a small house! This bathroom also features a double-sink vanity, a closet, and a large soaking tub.
Above: The dining area and kitchen. Though the owner choose a smaller (48-inch) dining table, the space could accommodate larger dining furniture.
Above: The exterior of the completed home. You can see additional photos of the finished exterior and interior here.
